Tend to Your Air Conditioner Maintenance Now, Before Texas Really Starts to Sizzle

Tending to your air conditioner maintenance now—rather than later—has a number of benefits. With your cooling system ready for action, it will run efficiently and reliably and save you energy dollars. Here’s what your air conditioner technician will do during your annual maintenance service and tasks you should do over the summer, while your air conditioner is running.

Tasks your technician will do include:

  • Checking the system’s refrigerant levels, adjusting the charge as necessary.
  • Inspecting the refrigerant lines, ensuring that they don’t leak and let hazardous refrigerant escape into the environment.
  • Checking the ductwork and testing it for leakage.
  • Measuring airflow over the coils, ensuring that enough air moves over the coils so that heat released by the refrigerant is ushered out of the system, and cooled air moves into your home.
  • Testing the thermostat, calibrating it as necessary.
  • Inspecting and cleaning the system’s components.
  • Checking electrical components, lubricating, tightening and cleaning terminals, contacts and connections.
  • Inspecting all components for wear and tear and replacing any worn parts.

As a homeowners, you should do the following:

  • At the start of the season, replace the filter in your air conditioner.
  • Over the cooling season, check the filter every month, and replace it if it’s dirty. This is a crucial part of air conditioner maintenance.
  • Keep 2 feet all around the outdoor unit free of debris such as grass clippings, vegetation, and leaves, which can block airflow. Also keep the area above the unit clear.
  • Check your indoor registers regularly. Furniture, toys and curtains that cover return and supply registers prohibit the flow of air into your rooms and the necessary flow of air into the return ducts.

By doing simple maintenance yourself and having your A/C technician do a good once-over before the cooling season starts, you can help to ensure a trouble-free cooling season. Your technician will have identified any potential problems and taken corrective measures, and you’ll be keeping an eye on your A/C as it runs.
